Our Process
Inspection and Cleaning
We pressure wash or mechanically scrub the surface, remove oil stains with alkaline degreaser, and allow to dry. Existing failing sealers are stripped with a chemical stripper or light grind.
Crack Repair
Active cracks get semi-rigid polyurea filler. Cosmetic cracks get flexible crack filler that moves with the concrete. We photograph all repairs.
First Sealer Coat
Penetrating sealers are applied with a pump sprayer in one even coat, worked into the surface with a squeegee to avoid puddles. Topical sealers go on with a short-nap roller.
Second Coat
Porous or older concrete gets a second coat applied perpendicular to the first for complete coverage. Each coat flashes off before the next is applied.
Cure and Return to Service
Penetrating sealers allow foot traffic in 2-4 hours and vehicle traffic in 24 hours. Topical sealers need 8-24 hours of cure before light traffic.
